Energy Performance Certificate
What is an EPC?
The possession of an Energy Performance Certificate (EPC) is a legal requirement for all domestic and commercial buildings available to buy or rent in the UK. It demonstrates how efficiently a building uses energy, how costly its heating/ lighting maintenance is, what its carbon emissions are and recommendations of how to improve the energy efficiency. It gives the building a rating from A (very efficient) to G (inefficient).
Why Do You Need to Get an EPC?
While it is beneficial in informing you what you can do to improve the energy efficiency of your property, it is also beneficial in boosting the attractiveness of your property to potential buyers.
Not only does an EPC help to reduce your bills, it will instruct sellers on how to reduce theirs with cost-effective suggestions such as adding insulation or switching to energy-saving light bulbs in order to achieve a better rating. If you’re selling your property, its EPC has to be available to potential buyers immediately.
